These are the days to pick up the deals. At the bottom of a market, it's time for acquisition. What are you waiting for?
It is always time for acquisition. No matter when you purchase, you need to make sure that the acquisition makes fundamental sense. Even in a down market, you need to buy right. This must include your particular goals as well as taking into account the market conditions, variables, and inherent risks associated with each particular property. I still agree with "what are you waiting for?".
In my day to day meetings with investors in Mpls, I am generally finding that folks want to buy as much as they had since I started in the business- but the cheap money is no longer available and they are afraid of the market going down even more. I had a room full of investors wanting information about opportunities, but the loan product with which to buy the available investory has dried up- any suggestions?
Specifically, what are the lending problems you buyers are facing?
